Down Payment Assistance for Connecticut Buyers
Don't let the down payment stop you. Connecticut offers real help for first-time buyers, and we've guided clients through both of these programs:
Time to Own Forgivable Loan — Up to $25,000 toward your down payment (up to 20%) and closing costs (up to 5%). It's a 0% loan with no monthly payment, forgiven at 10% per year, so after 10 years you owe nothing. You'll need 3 years of CT residency and a CHFA first mortgage.
CHFA Down Payment Assistance Program (DAP) — A low-interest second loan of up to $15,000 (4% of the purchase price) covering your down payment and closing costs, with the rate capped at 5%. Unlike Time to Own, DAP has no Connecticut residency requirement — if you're relocating from New York or anywhere else, you can still qualify when buying your CT home with a CHFA mortgage.

How This Estimate Works
Published Interest Rates by Year
Annual, monthly, and daily rates for every supported year (1994 onward). Monthly = annual ÷ 12; daily = annual ÷ 365. Rates are displayed with the same precision as the state’s Excel table; calculations use unrounded values.
